Refinance
A refinance has fewer parties than a purchase and less patience. The lender sets the schedule, and the schedule is usually short.
What is different
There is no buyer and no seller. One owner, one lender, and a rate lock with an expiration date on it.
That removes most of the negotiation and all of the coordination between two sides — and it concentrates the risk in timing. A file that sits for four days can cost a borrower the rate they qualified for.
What we handle
The sequence is short and it does not tolerate gaps:
- Search and examination turned quickly, with requirements identified up front
- Payoff demand ordered on the existing loan, with the expiration date tracked
- Lender conditions collected and cleared
- Signing scheduled around the borrower, including mobile signing where it helps
- The rescission period observed to the day where it applies
- New deed of trust recorded, funds disbursed, policy issued
The part that gets forgotten
Paying off a loan does not remove it from the record. A reconveyance does, and it is filed by the old lender — often weeks later, sometimes not at all.
An unreleased deed of trust is one of the most common defects we find on a title search, and it is almost always someone’s finished refinance from years ago. We confirm the reconveyance records. That is the difference between a closed file and a clean one.
Open escrow
Send the contract and we will open the file the same business day.
